The AI receptionist for real estate agents and property managers
A buyer is parked in front of your listing on a Saturday afternoon, calling the number on the sign. You are across town at another showing with your phone on silent. GateKeeperAI is an AI receptionist for real estate that answers that call, finds out whether they are buying, selling or renting, and books the showing while they are still standing on the curb.

Where leads leak
Why real estate leads go cold
For agents and teams, it sorts serious buyers from browsers with four questions: the property they called about, their timeline, whether they are pre-approved, and whether they are already working with an agent. For property managers, it takes maintenance calls with the unit number and how urgent the problem is, so a dripping faucet and a flooded bathroom do not land in the same pile.
Every call becomes a contact in your pipeline with the recording and transcript attached. When you come out of the showing, you are looking at a list of leads with answers, not a stack of voicemails that all say call me back.
Sign calls and ad leads go cold in an hour
Someone who calls from the yard sign or a listing ad is ready to talk right then. If they get voicemail, they call the next listing on their list, and often the agent who answers becomes their agent.
You spend evenings on people who were never going to buy
Without a few questions up front, every inquiry looks the same. You call back the curious neighbor and the renter who is two years out with the same energy you give a pre-approved buyer with a lease ending next month.
Maintenance calls bury the new business
If you manage rentals, the same phone that brings in listings also takes the 11pm call about a broken garbage disposal. Without the unit and the urgency written down, the real emergency and the routine request look identical in the morning.

What the AI asks your callers
- Are you looking to buy, sell, or rent?
- Which property or listing are you calling about? The address or the sign is fine.
- When are you hoping to move, or to have the home sold?
- Have you been pre-approved for a mortgage yet, or will you be paying cash?
- Are you already working with an agent?
- Would you like to see the property? What days and times work for a showing?
- If you are a tenant, what is your unit number and what needs repair?
- Is the problem causing damage or making the unit unsafe right now?
What lands on the lead card
- Name, phone and email
- Buyer, seller, renter or current tenant
- Property address or listing called about
- Timeline to move or to list
- Pre-approval status or cash buyer
- Already working with an agent, yes or no
- Requested showing times
- For tenants: unit number, repair needed and urgency
On the phone
A sign call turns into a showing
Sample call. The business and the caller are fictional.
Caller: Hi, I’m looking at the house on Laurel Street with your sign out front. Is it still available?
GateKeeperAI: It is. That’s the three bedroom at 88 Laurel. Are you looking to buy in the next few months?
Caller: Yes. Our lease is up at the end of March.
GateKeeperAI: That’s a good window. Have you been pre-approved yet, and are you working with an agent?
Caller: Pre-approved last week. No agent yet.
GateKeeperAI: Great. Jordan has openings to show it tomorrow at 11 or Sunday at 2. Which works better?
Caller: Tomorrow at 11.
GateKeeperAI: You’re set for tomorrow at 11 at 88 Laurel. Jordan will meet you there and has your number if anything changes.
After the call
Working the leads between closings
Know which listing brought the call
Every caller lands in the pipeline with the property they asked about, their timeline and their pre-approval status. Move them from new inquiry to showing to offer, and keep a task on each one so nobody slips between closings.
Included on every plan
Your ad leads in the same list as your calls
Leads from your Facebook and Instagram lead ads drop into the same pipeline as the phone calls, the moment they submit. No downloading spreadsheets from Ads Manager at the end of the week.

Questions
Questions from agents and property managers
Can the AI answer questions about a specific listing?
It can answer what you give it, such as beds and baths, the list price and whether the home is still available. It does not pull from the MLS on its own, so keep your listing details current and it will use them.
Will it talk price or negotiate with a buyer?
No. It qualifies the caller and books the showing. Anything about offers, pricing strategy or terms goes to you, which is where that conversation belongs.
I manage rentals. How does it handle a tenant emergency at midnight?
It takes the unit number, what is wrong and whether it is causing damage right now. If the tenant describes a gas smell, sparks, flooding with electrical risk, or someone hurt, it tells them to call 911 first, then takes those same details. It does not tell the tenant how to fix anything. You get the details written up in the CRM, and live transfer to your team is only available during the business hours you set.
Does it work for a team with several agents?
Yes. Leads go into a shared pipeline where you can see who called about which property and assign follow up tasks. The AI Receptionist plan has no cap on seats.
